Over 2.5 million homes have been repossessed, with another 4.5 million facing this possibility. The banks are selling the homes at a price to just recoup what they had invested in terms of the mortgage lent. The people who have been 'foreclosed' now have a bad credit rating and would find it hard to acquire traditional financing. The purchaser (buyer 1) of one of these investment properties would buy the property and then offer financing to a buyer (buyer 2) who has already been screened by the bank. Then buyer 1 signs a land contract with buyer 2 for monthly payments and then a 'balloon' payment after 10 years, which will force the buyer to prepare and plan to refinance after 10 years. The banks are currently not in a position to help these families get back on the property ladder and away from renting properties with no return on their rental payments. Buyer 1 cannot lose as they will get to keep the property if payments default, otherwise they will have an income either from rental or from mortgage payments. They will also help families get back onto their feet and have somewhere to buy or to rent. A supply of buyers/ renters is guaranteed. The process is as follows: a professional home inspection is performed, including plumbing, electricity and structure. The price of the home includes the refurbishment costs. Buyer No 2 views the home and decides to buy so completes a land contract and pays $1500 deposit Buyer No 1 executes three agreements, a purchase contract, mortgage management and the land contract. He then wires the full purchase price. When the sale completes, both buyer 1 and buyer 2 complete immediately buyer no 1 then collect mortgage payments from buyer 2.
