A small nature retreat comprising 5 cottages arranged around a swimming pool that is set within lush tropical gardens, located adjacent to the Morne Trois Pitons National Park.




The guest cottages are nestled within a lush tropical garden around a swimming pool fed by spring water.

The retreat is set in the mountains at an elevation of approx. 2,000ft on the outskirts of the south western village of Cochrane.




Guests can hike to the majestic Middleham Falls, Dominica's highest and most beautiful waterfall with a natural bathing pool, with a roundtrip taking approx. 3 hours.

  
The reatreat is about a 20 minute drive from Roseau and 15 minutes drive from Canefield Airport.

There is also a rustic restaurant/bar where delicious local dishes and drinks are available upon request.



There are a total of five cottages, with one cottage being larger that the others and ideal for families or groups with or without children.




This cottage (The Family Cottage) consists of one separate bedroom with a double bed, a spacious combined hall/bedroom with two single beds as well as a bathroom with hot water, a fully equipped kitchen and two verandahs, one of which offers a wonderful view of the mountains and the sea.

The Family Cottage can comfortably accommodate 5 persons, plus a smaller child in a crib.

The other four cottages (Rainbow Cottages) are designed like a studio with a double queen size bed or two single beds and a fully equipped kitchenette, a bathroom with hot water, plus a verandah.





The Rainbow Cottages sleeps two persons (plus child possible).

Buying Property in Dominica

Foreigner's buying more than 1 acre of land in Dominica for personal use, or more than 3 acres of land for business purposes, are required to apply to the Dominica Government for what is called an "Alien's Land Holding License". The cost of this license is 10% of the value of the property being purchased.

Transfer Fees
Transfer fees on Dominican real estate are payable by the purchaser and are made up as follows :-

4% stamp duty
2.5% judicial fees
1% assurance fund
3% legal fees

The seller has to pay 2.5% stamp duty on the market value of the land being sold.

The entire buying process is relatively simple and often purchases of homes or small parcels of land less than one acre, can be completed in a matter of a few days.
