Dominica East Coast Land

This very pretty plot of land has the Ray Fille River, which wraps around the property, forming half the boundary and a small stream (which my dog liked) forming most of the other boundary.

A path leads through the property around a small hill, which is totally within the boundaries of the property.

The hilltop offers a location that is ideal for a home, enjoying views down the valley to the sea which is less than half a mile away.

This pretty east coast property comprises 10 acres of land, almost totally enclosed by the Ray Fille River and a small stream.  5 acres are being offered for sale.  The new owner can chose the 5 acres that they prefer.

A small paved road leading to two other properties, crosses the land. Roseau and the international airport at Melville Hall are just under an hours drive away.

Anyone wishing to develop this property will need to consider an alternative energy system, with a domestic hydro electric system being the first choice.

The land, which is very quiet and peaceful, is located in one of the most beautiful areas of Dominica's pristine east coast.

This attractive property is set within a fold of the Ray Fille River and offers several areas that are suitable for construction.  The land is ideal for a large environmentally friendly home or small eco resort. Buyers can select the land they would like to purchase at US$30,000 per acre in one acre lots and above.

Buying Property in Dominica

Alien Landholding License
Under a revision of the law in April 2008, all foreign buyers are required to pay an Alien Landholding fee of 10% of the property value to the Dominica government. Foreigner's buying more than 1 acre of land for personal use, or more than 3 acres of land for business purposes, are also required to apply to the government for an Alien's Land Holding License, which can take several months to process.

Dominica Transfer Fees
Transfer fees on real estate are payable by the purchaser and total 20.5% of the property value :-
10% alien landholders fee
4% stamp duty
2.5% judicial fees
1% assurance fund
3% legal fees

The seller has to pay 2.5% stamp duty on the market value of the land being sold.

Planning Permission
All new construction, changes to existing buildings, or changes of use, require planning permission. In most cases permission is granted within 8 weeks of making an application.

The entire buying process is relatively simple and often purchases of homes or small parcels of land not requiring the approval of an Alien Landholders License, can be completed in a matter of one to two weeks. Where an Alien Landholders License is required, the buying process can usually be completed in 4 to 6 months
