The land is approx. 1 mile from the main public highway and public utilities with approx. 3/4 a mile of this distance on an unpaved road.

 

 

 

 

The property has a series of three waterfalls along one of the streams. The waterfall below, about 4ft in height is the smallest of the three falls, with both the other falls being about 8ft in height.

The next fall, photo taken from above the fall looking downwards, follows within a few feet, where the water cascades down about 8ft into a small pool and then falls a further 8ft into the pool shown in the photo opposite.

There is another stream bordering the southern boundary of the property at the bottom of a narrow valley.

The land has two areas that we could identify, where it should be possible to build a home. A reasonable sized gently sloping area, within about 75 yards of the three waterfalls, with limited views to the sea. Photo Opposite.

Buying Property in Dominica

Alien Landholding License
Foreigner's buying more than 1 acre of land in Dominica for personal use, or more than 3 acres of land for business purposes, are required to apply to the Dominica Government for what is called an "Alien's Land Holding License". A fee of 10% of the value of the land is charged by the government for granting this license.

Transfer Fees
Transfer fees on Dominican real estate are payable by the purchaser and are made up as follows :-

4% stamp duty
2.5% judicial fees
1% assurance fund
3% legal fees

In Dominica the seller also has to pay 2.5% stamp duty on the market value of the land being sold.

The entire buying process is relatively simple and often purchases of homes or small parcels of land not requiring an Alien Landholders License, can be completed in a matter of a few days. Where an Alien Landholders License is required, the buying process can usually be completed in 3 to 5 months
