Buying Property in St. Kitts

St. Kitts Property Closing Costs

The total closing cost of a property purchase in St. Kitts is generally 12% of the purchase value of the property, comprising : Alien Landholders License 10% if applicable, (see below) and Legal Costs (approximate) 2%.

St. Kitts Alien Landholders License
An Alien Landholders License is not required for properties in Frigate Bay and on some of the larger developments in St. Kitts, but is required for properties elsewhere on the island.  The cost of the Alien Landholders License in St. Kitts & Nevis is 10% of the total purchase price of the property, plus approx. 2% legal costs for an attorney to prepare and submit the application. The license is usually issued within 6 weeks of it's submission to the government, but can take longer if there are any complications, or if the property covers a substantial acreage.

Building Commitment
The Alien Landholders License for land, generally requires that a building be constructed within a 2 to 3 year period of the license being approved.
