Buying Property in Nevis

Nevis Alien Landholders License
Any foreigner buying property in Nevis is required to obtain an Alien Land Holding License, with the exception of certain properties, which are exempt from this license. The cost of the Alien Landholders License in Nevis is 10% of the total purchase price of the property, plus approx. 2% legal costs for an attorney to prepare and submit the application. The license is usually issued within 4 to 6 weeks of it's submission to the government.

Building Commitment
The Alien Landholders License generally requires that a building be constructed within a 2 to 3 year period of the license being approved. Certain areas are exempt from this requirement.

The total closing cost of a property purchase in Nevis is generally 12% of the purchase value of the property, comprising : Alien Landholders License 10% and Legal Costs (approximate) 2%.
